Lima Surveys is an independent surveying firm based in Leigh-on-Sea, regulated by both RICS and the RPSA. We help home buyers, sellers, landlords and tenants across Essex understand the condition of a property before they make a decision, with clear reports, honest advice and a surveyor who's happy to talk things through.
Who We Are
Lima Surveys Ltd was set up to offer something many home buyers feel is missing: a survey carried out by a Chartered Surveyor who explains the findings properly. Too often, buyers receive a long report full of jargon and nobody to ask about it. We do things differently.
Every survey we carry out is inspected and written by a Chartered Surveyor, and every client is offered a follow-up call to go through the report. We keep you updated from the moment you instruct us, and wherever possible we discuss any significant issues with you personally rather than leaving them buried in the report.
We're independent, so our only job is to give you an accurate picture of the property. We don't sell repairs, treatments or building work, and our advice isn't influenced by whether a sale goes ahead.
Our Approach
Once we understand what you need, we handle the rest, from contacting the estate agent or seller to arranging access and confirming the inspection date.
Our inspections are careful and methodical. Alongside a detailed visual inspection, we use a moisture meter and, where needed, thermal imaging. Where conditions allow, we also use a drone and an extendable pole camera to see roofs and other hard-to-reach areas.
Our reports include plenty of photographs, so you can see the issues for yourself rather than relying on a written description alone.
We write in plain English and explain any technical terms. Reports are emailed within 5 working days, and you can book a call to talk through the key findings.
From the day you instruct us to the day your report arrives, we keep you updated so you always know where things stand.
Professional Standards
Lima Surveys Ltd is regulated by both RICS and the RPSA. That means we're held to the RICS Rules of Conduct and professional standards, our residential surveys follow the RPSA Survey Inspection and Reporting Standards, and our new build inspections follow the RPSA New-build Inspection and Reporting Standards.
We hold professional indemnity insurance for all the work we carry out, giving you added peace of mind.

Your survey is carried out by a Chartered Surveyor, regulated by RICS and the RPSA. The surveyor who inspects your property is the one who writes your report and talks you through it afterwards.
RICS-regulated firms must meet the Royal Institution of Chartered Surveyors' professional standards, including having professional indemnity insurance and a complaints handling procedure. It gives you confidence that the firm you're using is held to account by its professional body.
