Local Surveyors

Based in Leigh-on-Sea, Covering the Whole County

Most of our surveys are in South Essex, close to our Leigh-on-Sea base, but we regularly travel across the county. Being local means we know the housing found in each town, the ground conditions it's built on and the issues that tend to come up, and we can explain what they mean for the property you're buying, selling or letting.

All seven of our surveys are available across Essex, including RICS Level 2 and RICS Level 3 Home Surveys, buy to let surveys, new build snagging, specific defect reports, Home Insight Surveys and schedules of condition. If you're not sure which you need, our survey guide will help.

South Essex

Towns We Cover Across South Essex

Leigh-on-Sea

Our home town. Leigh's housing ranges from the fishermen's cottages of Old Leigh to Edwardian terraces around the Broadway and the 1930s semis and bungalows of Eastwood and Belfairs. Older homes here often have solid walls, original roofs and later extensions, so a Level 3 Survey is often the better choice for period properties in Leigh.

Southend-on-Sea, Westcliff-on-Sea and Thorpe Bay

Southend-on-Sea has a varied mix, from Victorian and Edwardian terraces in Westcliff-on-Sea, many converted into flats, to seafront apartments and the larger inter-war homes of Thorpe Bay. Conversions and coastal exposure are two of the things we look at closely here, and converted flats are popular with landlords, making our Buy To Let Survey a common request. We also cover Shoeburyness and Prittlewell.

Rayleigh

Rayleigh is home to plenty of 1930s houses, chalet bungalows and post-war estates, many of which have been extended or had loft conversions over the years. Alterations like these are a common reason to consider a Level 3 Survey rather than a Level 2 Survey.

Benfleet, Hadleigh and Canvey Island

Bungalows and post-war homes are common across Benfleet, Hadleigh and Canvey Island. Canvey is low-lying and protected by sea defences, so flood risk is something your conveyancer and insurer will look at, and we note any visible signs of past water damage during a Level 2 or Level 3 inspection.

Rochford and Hockley

Rochford's historic town centre includes period and listed buildings, while Hockley and Hullbridge have a mix of bungalows, family homes and newer developments. Mature trees on clay soil are something we look out for in this area, as they can contribute to movement. If you've already noticed cracking, a Specific Defect Report will help identify the cause.

Basildon and Pitsea

Much of Basildon was built as a post-war New Town, with large estates of houses, maisonettes and flats. Some homes from this era were built using non-traditional methods, which can affect mortgage lending and repair costs, so identifying the construction type is an important part of any home survey here.

Billericay and Wickford

Billericay and Wickford offer everything from period cottages and spacious detached homes to modern estates and new developments. We carry out Level 3 Surveys on older properties and snagging inspections on new builds across both towns.

Chelmsford

Chelmsford has seen a large amount of new housing in recent years alongside its Victorian terraces and established suburbs. That makes it one of our busiest areas for new build snagging inspections, as well as Level 2 and Level 3 home surveys.

Questions About the Areas We Cover

Do you cover the whole of Essex?

expand_circle_down

Yes. We're based in Leigh-on-Sea and carry out surveys throughout Essex, from Southend-on-Sea and Canvey Island to Chelmsford, Colchester, Romford and Harlow. That includes a Home Insight Survey if you're selling, or a Schedule of Condition if you're starting a lease.

Can you survey a property outside Essex?

expand_circle_down

Sometimes, depending on where it is and our availability. Send us the address and we'll let you know.

Are all your surveys available in every area?

expand_circle_down

Yes. All seven of our surveys, including home surveys, snagging inspections, defect reports and schedules of condition, are available anywhere we cover.

How soon can you inspect a property in my area?

expand_circle_down

It depends on our diary and when the seller or agent can provide access. We aim to book inspections as soon as possible, so let us know if you're working to a deadline.

Does it matter if my surveyor isn't local?

expand_circle_down

Any Chartered Surveyor can survey your property, but local knowledge helps. A surveyor who knows the area will be familiar with its typical house types, ground conditions and common defects, and can put the findings into context.
